The Sub-division Approval of Phases 1C and 1D of Sandown will unlock a further 480 single residential plots as well as 2 local business sites, 6 sites for town-housing or apartments and some 10 hectares of land situated on Sandown Road zoned as General Business 1.

Phases 1C and 1D are positioned immediately to the east of Parklands College (the Sandown Campus) and north of Sandown Road. Sandown Road links the West Coast Road to the N7 offering excellent access to the West Coast, to the north to Namibia and to the greater suburbs of Cape Town to the east and south.

The Sandown Fynbos Corridor, being a national conservation area of some 36 hectares, lies immediately north of these phases. The fynbos corridor will, once complete, link the Blaauwberg Nature Reserve to the north, with the Diep River section of the Table Bay Nature Reserve to the south, by a system of semi connecting natural and restored open spaces and servitudes that will allow a measure of eco systems connectivity in this fast developing urban environment. Six “woonerf” precincts have been identified in the residential component. These precincts have been designed to allow vehicles and pedestrians to co-exist. The precinct is created by meandering the surfaced area within a wider-than-normal road reserve, introducing traffic calming measures, “street furniture” and a variation in road surfacing – all contributing to make a “pedestrian zone” where motorists are permitted.

As with phases 1A and 1B of Sandown, the developer will install cameras at every access road entering the development and elsewhere at strategic positions (a total of 9 cameras are proposed). The cameras will be monitored off site with a local security company contracted to patrol the area and provide security support.

Fibre Geeks will provide the telecommunications infrastructure to Sandown that supports not only the latest technology, but allows for various services to be carried over the network. This fibre infrastructure will support end-consumer services and allows for security networks to be connected by means of providing a fibre connection to the cameras, contributing to the future-proofing concept to allow for expansion and growth.
